PocketLis ("PocketLis," "we," "us," or "our") operates a technology platform that connects real estate investors with licensed real estate professionals.

Investors may use PocketLis to post property opportunities for which they represent that they have an appropriate contractual interest, rights, or authorization to engage a real estate professional. Licensed real estate professionals may review those opportunities and independently decide whether to connect with an investor and provide real estate services.

PocketLis provides technology, verification, communication, and matching tools. PocketLis is not a real estate broker, real estate agent, multiple listing service (MLS), title company, escrow company, law firm, or party to the underlying real estate transaction.

This Privacy Policy explains the information we collect, how we use and disclose it, and the choices available to you.

Depending on how you use PocketLis, we may collect:

Account and Profile Information

• Name
• Email address
• Phone number
• Company or brokerage name
• Account type, such as investor or real estate professional
• Markets or ZIP codes served
• Professional biography and website links
• Real estate license information
• Self-reported transaction or deal experience

Verification Information

We may collect documents used to verify users or their experience, including:

• HUD settlement statements
• Closing statements or closing disclosures
• Real estate license documentation
• Business verification information
• Other evidence of completed real estate transactions

Property and Opportunity Information

Information posted about a property or transaction may include:

• Property location or address
• Property characteristics and condition
• Photos
• Pricing and transaction information
• Proposed agent compensation or other transaction terms
• Occupancy or access information
• Notes and descriptions
• Opportunity or transaction status

Authorization and Transaction Documents

Investors may submit documents relating to their interest in or authority concerning a property, such as:

• AIF or similar authorization documents
• Seller authorization documents
• Powers of attorney, where applicable
• Purchase agreements or relevant portions of agreements
• Transaction addenda
• Other documents supporting an investor's authority to engage a real estate professional

Communications and Usage Information

We may also collect:

• Messages and support communications
• Reports or complaints
• IP address
• Device and browser information
• Login activity
• Features or pages accessed
• Actions taken within PocketLis
• Security and error logs

Users should avoid uploading information that is unnecessary for the Service and should redact highly sensitive information, such as Social Security numbers, full bank account numbers, passwords, or access codes, unless specifically required.

We use information to:

• Create and manage accounts
• Operate and maintain PocketLis
• Facilitate connections between investors and licensed real estate professionals
• Display and manage property opportunities
• Match users based on location, experience, preferences, and opportunity details
• Verify users, professional licenses, experience, and submitted documents
• Facilitate communication between users
• Send account, match, transaction, and security notifications
• Provide customer support
• Prevent fraud, misuse, and unauthorized activity
• Investigate complaints and disputes
• Protect PocketLis, our users, and third parties
• Maintain and improve platform security and performance
• Comply with applicable legal obligations
• Establish, exercise, or defend legal claims

We do not use uploaded closing statements, HUDs, purchase agreements, AIFs, seller authorization documents, or similar transaction documents for behavioral advertising or unrelated marketing.

We do not sell personal information and do not share personal information for cross-context behavioral advertising.

Other PocketLis Users

Certain profile information and property opportunity information may be visible to eligible PocketLis users as part of the platform. A user's email address and phone number are generally made available to the applicable counterparty only after a mutual match or connection relating to a specific opportunity. Additional property information may also become available after a match according to the applicable PocketLis feature.

Matched Real Estate Professionals

When an investor connects with or selects a real estate professional for a particular opportunity, PocketLis may provide information reasonably necessary for the parties to evaluate or work together on that opportunity. This may include:

• Contact information
• Property address
• Additional property details
• Access or showing information
• Authorization or transaction documents
• Other information provided for that specific opportunity

Providing access to a document does not mean PocketLis has determined that the document is legally sufficient for advertising, brokerage, MLS, listing, or other real estate purposes.

PocketLis Personnel

Authorized PocketLis personnel may access information when reasonably necessary to:

• Verify users or documents
• Provide customer support
• Moderate the platform
• Investigate fraud or misuse
• Resolve disputes
• Maintain security
• Enforce our agreements
• Comply with applicable law

Service Providers

We may use third-party service providers for services such as:

• Hosting and databases
• Cloud storage
• Authentication
• Email and SMS delivery
• Security and monitoring
• Customer support
• Payment processing, if applicable

These providers may process information on our behalf only as necessary to provide their services.

Legal Requirements and Business Transactions

We may disclose information when reasonably necessary to comply with law, legal process, governmental requests, protect rights or safety, investigate unlawful activity, or enforce our agreements. Information may also be transferred as part of a merger, acquisition, financing, restructuring, sale of assets, or similar business transaction.

PocketLis recognizes that real estate transaction and authorization documents may contain confidential or personal information.

Documents such as HUDs, closing statements, purchase agreements, AIFs, powers of attorney, seller authorizations, and similar records are not publicly available through PocketLis.

Access is generally limited to:

• The user who submitted the document
• Authorized PocketLis personnel where reasonably necessary
• The specific real estate professional connected with the applicable opportunity when access is needed
• Service providers that securely store or process information on our behalf
• Parties to whom disclosure is legally required

Investors are responsible for ensuring they have the appropriate right or authorization to upload property information, documents, and information relating to other individuals.

Licensed real estate professionals are independently responsible for determining whether documentation they receive is sufficient for their brokerage, MLS, licensing, advertising, agency, or other professional requirements.

If you provide a phone number, we may use it for:

• Account verification
• Security notifications
• Match and opportunity notifications
• Transactional communications
• Support
• Communications between matched users
• Marketing communications where required consent has been provided

We do not sell phone numbers or provide them to third parties for their own unrelated marketing.

Where applicable, you may opt out of SMS messages by replying STOP. Message frequency may vary, and standard message and data rates may apply.

Opting out of SMS does not prevent us from contacting you through email, in-app notifications, or other permitted methods when necessary to operate your account or provide the Service.

PocketLis may use cookies, browser storage, and similar technologies necessary to:

• Keep users signed in
• Authenticate accounts
• Maintain security
• Remember basic preferences
• Provide platform functionality
• Detect and prevent misuse

We do not currently use third-party advertising cookies for behavioral advertising.

If our use of cookies or advertising technologies materially changes, we will update this Privacy Policy and provide additional choices or consent mechanisms where required.

We use reasonable administrative, technical, and organizational safeguards designed to protect personal information, including access controls and restricted access to transaction and verification documents.

However, no internet service or electronic storage system can guarantee absolute security. Users are responsible for protecting their account credentials and promptly notifying us of suspected unauthorized access.

We retain information only for as long as reasonably necessary for the purposes for which it was collected.

Factors used to determine retention periods include:

• Whether your account remains active
• Whether an opportunity or transaction remains active
• Verification and fraud-prevention needs
• Security requirements
• Contractual obligations
• Dispute-resolution requirements
• Applicable statutes of limitation
• Tax, accounting, audit, and legal recordkeeping obligations

Account and profile information is generally retained while your account remains active and for a reasonable period afterward where necessary.

Transaction, verification, and authorization documents are retained only as long as reasonably necessary for verification, platform operation, security, disputes, fraud prevention, or legal recordkeeping and are then deleted or otherwise disposed of according to our retention practices.

Backup copies may remain for a limited period after information is removed from active systems.

If we become aware of a data breach involving personal information, we will investigate and provide notices to affected individuals or authorities when required by applicable law.

Depending on where you live and applicable law, you may have the right to:

• Access personal information we maintain about you
• Correct inaccurate information
• Request deletion of certain information
• Obtain a portable copy of certain information
• Obtain information about how your personal information is processed
• Opt out of certain sales, sharing, targeted advertising, or profiling where applicable
• Appeal certain privacy-request decisions where applicable

PocketLis does not currently sell personal information or share personal information for cross-context behavioral advertising.

We voluntarily allow PocketLis users to request access to, correction of, or deletion of their account information, subject to legitimate legal, security, fraud-prevention, dispute-resolution, and recordkeeping requirements.

We may need to verify your identity before completing a request.

Where applicable law provides a right to appeal a decision regarding your privacy request, you may submit an appeal using the contact information below.

Where PocketLis is legally required to recognize a browser-based universal opt-out preference signal, such as Global Privacy Control ("GPC"), we will process that signal as required by applicable law.

We will not discriminate against users for exercising privacy rights where prohibited by law.

We may update this Privacy Policy as PocketLis, our technology, or our information practices change.

When we update the Policy, we will revise the Last Updated date above. If a change is material, we may also provide notice through PocketLis, by email, or through another appropriate method.
